Emerson / Garfield
A north-of-the-river Spokane neighborhood between Monroe Street and Division — early-1900s housing, Corbin Park, and a walkable connection to downtown across the Monroe Bridge.
Emerson / Garfield is a paired pair of historic neighborhoods on the north bank of the Spokane River, framed by the Monroe Street and Division Street corridors and anchored by Corbin Park — one of Spokane’s earliest residential parks, dedicated in 1908. The housing stock is largely early-1900s craftsman, bungalow, and four-square on tight city lots; median sales typically run $300K to $475K, with fully restored homes trading at $550K and up.
Full neighborhood guide forthcoming. The neighborhood walks easily to the North Monroe commercial corridor and to downtown Spokane via the Monroe Bridge, putting it among the most downtown-connected residential pockets on the north side. Reinvestment along Monroe and continued renovation activity on the side streets are the headline trends.
