Selling by owner
Selling by owner in Spokane? Here's the part nobody tells you.
Plenty of Spokane homes sell by owner, and some sellers do it well. This isn't a page that tries to scare you out of it. It's the honest version of how a FSBO sale actually plays out here, from an agent who has sold homes for owners who started out selling them themselves.
What FSBO gets right
You know the house better than anyone. You control the schedule. And if a buyer walks up without an agent, you've saved a real amount of money. In a market where well-priced homes move in weeks, a clean, well-photographed FSBO listing at the right number can work.
Where FSBO sales stall
- Pricing without comps. Online estimates are averages of the neighborhood, not your kitchen. Over-pricing by five percent costs you the first two weeks, which is when the serious buyers look.
- Exposure. Most Spokane buyers search through an agent, and agents search the MLS. A yard sign and a marketplace post reach the people who drive by; the MLS reaches the people who are actively looking this week.
- The buyer's agent problem. Buyers' agents will still show your home, but they'll ask how they get paid, and they'll negotiate for their client while you negotiate for yourself. Experienced on one side, first time on the other.
- The paperwork after "yes." Inspection responses, appraisal gaps, financing contingencies, disclosure forms. This is where FSBO deals fall apart, usually three weeks in.
What buyers' agents actually do with a FSBO
They watch them. When an agent has a buyer who wants your street, your FSBO is on the list, and the agent decides whether to bring the buyer based on how you handle the first phone call. Answer clearly, have a disclosure ready, and be reasonable about the buyer's agent fee, and you'll get showings. Refuse all of that, and the agent quietly steers to the listing next door.
How Jeff works with owners selling by owner
Jeff has buyers looking in South Hill, Spokane Valley, and North Spokane every month. When a FSBO fits one of them, he asks to show it, exactly as he did for a Liberty Lake seller who later wrote, in a public Zillow review, that they hired him to list the home after he'd already shown it to buyers while it was for sale by owner, and that it then sold quickly. If a buyer he brings writes the offer, you agree a fair fee on that buyer only. If you decide later you'd rather list, you already know how he works.
On the record: across 175 closed Spokane transactions, 64 percent of Jeff's listings have sold at or above asking, with a median of about three weeks from listing to pending. That is what pricing with real comps and full MLS exposure tends to do.

The FSBO Second Opinion
Jeff will run a real comparative market analysis on your home from the MLS, review your photos and listing copy, and tell you honestly whether your price and presentation will get you where you want to go. You keep selling it yourself. If it's already right, he'll say so.
