1. About these terms

These Terms of Service ("Terms") govern your use of jeffthomas.realtor and any subdomains (the "Site"), published by Location Northwest Group ("Location NW Group," "we," "our," or "us"), a real-estate team brokered by Amplify Real Estate Services. By accessing the Site you agree to these Terms. If you do not agree, do not use the Site.

2. Brokerage and licensing

Location NW Group is brokered by Amplify Real Estate Services, 804 N Monroe St, Spokane, WA 99201. Agents on the Location NW Group team are licensed real-estate professionals in the states they serve. License numbers are published in the site footer and on each agent's profile page.

3. Information is general — not professional advice

Content on the Site — including market reports, neighborhood guides, lake guides, relocation guides, FAQs, and informational articles — is provided for general informational purposes only. It is believed accurate as of publication, but is NOT:

Legal advice. Real estate, title, easement, water-rights, dock-encroachment, and short-term-rental rules vary by parcel, jurisdiction, and tribal authority. Consult a licensed real estate attorney before relying on any specific regulatory claim.
Tax advice. Property tax effective rates, state and federal income tax math, capital gains analysis, and homestead-exemption calculations on the Site are illustrative. Consult a licensed CPA or tax attorney before acting on any tax position.
Financial or mortgage advice. Mortgage rate quotes, payment calculations, and equity comparisons are illustrative and based on third-party data sources. Consult a licensed mortgage professional and your financial advisor for advice on your specific circumstances.
An appraisal. Median sale prices, neighborhood price bands, and "what your equity buys" comparisons reflect aggregated market data, not an appraisal of any specific property. Only a licensed appraiser, in a written appraisal report, can value a particular home.

4. No warranty

The Site and all content are provided "AS IS" and "AS AVAILABLE," without warranties of any kind, whether express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, accuracy, completeness, or non-infringement. Regulations, tax rates, mortgage rates, school boundaries, dock and shoreline rules, MLS data, and market figures change continuously. We make no warranty that the content is current or error-free.

5. Limitation of liability

To the maximum extent permitted by applicable law, Location NW Group, its agents, and Amplify Real Estate Services shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including lost profits or lost opportunities, arising out of or related to your use of the Site or any reliance on its content. Our total aggregate liability for any direct claims arising out of or related to the Site shall not exceed one hundred U.S. dollars ($100).

6. Third-party links and data

The Site links to third-party websites (county assessors, state agencies, MLS sources, news outlets) for source attribution and reader convenience. We do not control and are not responsible for the content or accuracy of any third-party site. Inclusion of a link is not an endorsement.

7. MLS / IDX data

Active and recently-sold listing data displayed on the Site is provided through Internet Data Exchange (IDX) feeds from the Spokane Association of REALTORS® (SAR) and other associations with which we participate. Data is provided "as is" by the originating MLS, may not reflect all listings in the market, and is not guaranteed accurate or current. The required attribution and data-display rules of each originating MLS are reproduced where the data appears on the Site.

8. Photography, illustrations, and editorial content

Photographs, maps, and illustrations on the Site are either original to Location NW Group, licensed from third-party providers, drawn from public-domain or Creative Commons sources, or generated programmatically. Attribution for free-licensed photography is published at /credits. Reproduction of editorial content from this Site without written permission is prohibited except for fair-use purposes under applicable copyright law.

9. Forms and personal information

When you submit information through a contact form, lead capture, or relocation matcher, you consent to Location NW Group using that information to respond to your inquiry. We handle personal data in accordance with our Privacy Policy. We do not sell personal information to third parties.

10. Equal Housing Opportunity

Location NW Group and Amplify Real Estate Services comply with the federal Fair Housing Act, the Washington State Law Against Discrimination, and applicable local fair-housing ordinances. We do not discriminate on the basis of race, color, religion, sex, sexual orientation, gender identity, national origin, disability, familial status, marital status, source of income, or any other class protected under applicable law.

11. Indemnification

You agree to indemnify and hold harmless Location NW Group, its agents, and Amplify Real Estate Services from any claim, loss, or expense (including reasonable attorneys' fees) arising out of your use of the Site, your violation of these Terms, or your violation of any rights of another party.

12. Governing law and venue

These Terms are governed by the laws of the State of Washington, without regard to its conflict-of-laws provisions. Any dispute arising out of or related to these Terms or your use of the Site shall be brought exclusively in the state or federal courts located in Spokane County, Washington, and you consent to the jurisdiction and venue of those courts.

13. Changes to these terms

We may update these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of the Site after a revision constitutes acceptance of the updated Terms.
